Construction Project Updates


“Where the River Flows” Capital Campaign

March 2009 marked our first year anniversary on a three pledge campaign. In the first year we raised $452,676 toward total pledges of $1,234,800, or 36.6% of our goal! Congratulations!

Bulletin Updates


 

Bullets for Sunday 9/27/09:
- The Fire Sprinkler system connection is complete!
- The final inspection on the Fire Sprinkler system was scheduled for Thursday 9/24.
- The new rolling gate is scheduled to be installed on Friday 9/25.
- You should have noticed that the gate was open this morning!  Yeah!
- The TCO for the 100 building is scheduled for Friday 9/25!
- The new blacktop was scheduled for Friday 9/25, weather permitting.
- The furniture assemply is tentatively scheduled for Tuesday 9/29.  Pending TCO and punch list completion.
- We are in the home stretch on the 100 building!  Be prepared for more announcements next week about the move in date!
 
Bullets for Sunday 9/20/09
- Most of the AC Dampers in the Fellowship Hall have been cleaned.  Once the Rummage Sale is over they will complete the rest.
- The 100 building AC temperature test was completed Friday 9/11.
- The new AC's last inspection (Mechanical Inspection) passed.
- The Fire Alarm - Emergency Lighting Inspection Passed.
- The weather has not been our friend these last few weeks.  But we expect that this is the last Sunday that the gate will be blocked.
- The Fire Sprinkler line was scheduled to be connected Thrusday 9/16/09, barring more bad weather.
- The Fire Sprinkler water main tap and double check passed. 
- The TCO inspection is scheduled for early next week.  Yeah!!!
    Once the TCO and punch lists have been completed the move will be scheduled.
 
Bullets for Sunday 9/6/09
- Fellowship Hall windows have been installed, they passed inspection, the electrical wiring under the windows has been replaced and the contractor is now replacing the drywall around the windows.
- Carpeting in the Sanctuary and Narthex is now complete.
- The new fire alarm system now ties all three buildings on the campus together reporting through the new control center in the 100 building.
- The new office furniture has arrived and is ready to be unpacked and installed.
- The air conditioning in the 100 building is functioning and in the midst of temperature testing.
- Most of you by now have used our wooden bridge to cross from the parking lot over the new river to the sanctuary.  Expect at least another week before this connection to the city water main is completed.
 
Bullets for Sunday 8/30/09:
- The Nathex last Ceiling inspection passed and the new ceiling tiles were installed by Thursday 8/27.
- The 100 building, Sanctuary and Narthex painting will be completed by Monday 8/31/09.
    There was some additional touch up painting done so this went a week longer.
 
The 100 Building new AC's are operational.  Temperature test is next week.
 
- Most of the 100 building carpet is installed.  The floor and bathroom tile is almost complete.
 
- The 100 Building furniture is schedule backed up be on site 8/31/09.  (Waiting on AC Temperature test.)
 
- Final professional cleaning is scheduled for 8/29/09.
- We expect to have the TCO (Temporary Certificate of Occupancy) by approximately the first week of September.
    Once we get the TCO, we can move into the new offices!
- The 500 Building (Fellowship Hall) window installation has begun. 
    Windows are expected to be completed this week and drywall repair finished next week.
 
-  The excavation started on Tuesday 8/25.   Please remember that it will take approximately 2 weeks and during this time the front (East) gate to be locked for 7 to 10 days. Please use the North gate.
    The CMT team realizes the church has had a case of the uglies for a while now.  With the completion of the fire sprinkler connection excavation, mentioned above, the beautiful orange safety fencing that has been gracing our parking lot can be removed.

Bullets for Sunday 8/23/09:

- The Narthex ceiling tiles are scheduled to be installed next week.
- The 100 building, Sanctuary and Narthex painting will be completed by Monday 8/17/09.
 
- The Sanctuary and Narthex carpet is almost complete.  Pending the short back aisles and the new Narthex permanent door mats.
 
- The 100 Building new AC's will be tested next week.
 
- The 100 Building furniture has started to arrive at the warehouse.  Expect on site by 8/24/09.
 
- We expect to have the TCO (Temporary Certificate of Occupancy) in time to move into the 100 building offices by the last week of August.
 
- The 300 Building new window work has been postponed.  It will be rescheduled soon.
 
- The 500 Building (Fellowship Hall) window installation will begin next week.
 
-  The City of Plantation Pre-construction Meeting date is scheduled for 8/17/09.  The excavation is planned to start that day. A new rolling gate will be installed prior to this date.  Please remember that it will take approximately 2 weeks and during this time the front (East) gate to be locked for 7 to 10 days. Bullets for Sunday 8/9/09:
 
- The 100 building, Sanctuary and Narthex painting will all be completed by Monday 8/17/09.
 
    (Once the painting is complete the Usher Room and Ladie's Lounge will be set back up.)
 
- The fire sprinkler pressure test / Inspection Passed.
 
- The ceiling work in the 100 building offices has begun along with light installations.
 
- We expect to have the TCO (Temporary Certificate of Occupancy) in time to move into the new 100 building offices by the last week of August.
 
- The new carpeting for the Sanctuary and Narthex will begin on Monday 8/10/09.
 
- 300 Building new window work expected to start next week pending an inspection of the existing window sills.
 
- The permit for the 500 building (Fellowship Hall) and connecting Fire Panel upgrade has been approved and ready for pick-up at the City.

Bullets for Sunday 8/2/09:

 

-The 100 building drywall finishing will be completed by Monday 8/3/09.

 

- The fire sprinkler pressure test / Inspection is expected by Friday 7/31/09 or Monday 8/3/09.

(Once this inspection passes, the patches in the sanctuary ceiling can be finished.)

 

- The Fire Control room is done. The new panels have been mounted and are ready

for the reporting phone lines to be installed.

 

- The rear walkway has been re-opened for walking traffic.

 

- We are still waiting for the City of Plantation to confirm the Pre-construction Meeting date. Once this happens the long awaited excavation will begin. Please remember that it will take approximately 2 weeks and during this time the front (East) gate to be locked for 7 to 10 days. Please use the North gate.

Bullets for Sunday 7/26/09:

 

- The 100 building stucco patching has been completed and inspected.

 

- All of the electrical work in the sanctuary is complete.  We are just waiting for some new trim pieces for 6 of the new lights.

 

- Some pre-existing damage to the Sanctuary A/C ducts was discovered.  Some of this has already been corrected, the rest of the repairs will begin shortly.

- Passed Framing inspection pending some minor changes in the Narthex ceiling.

 

- Most of the drywall has been installed in the 100 building.  ETA on drywall finishing is this next week.

 

- All of the paperwork and checks to the City of Plantation for the Fire Sprinkler hook up has been completed.  A pre-construction meeting with the General Contractor, Project manager, engineer and sub-contractors is expected to take place next week.  Once this happens the long awaited excavation will begin. Please remember that it will take approximately 2 weeks and during this time the front (East) gate to be locked for 7 to 10 days. Please use the North gate.

 

Bullets for Sunday 7/19/09:

-The 100 building windows have been installed and passed inspection.

- The 500 building window installation is scheduled to begin the week of 7/20/09. Weather permitting.

- The stucco repair on the 100 building began last week and weather permitting was completed by last Friday.

- The final framing inspection is expected to be scheduled by Monday 7/20/09.

-The City of Plantation informed us last week that they required a bond from us for the fire sprinkler hook up to the city water main. Once the bond paperwork is approved we can continue with the excavation.Excavation will begin within the next 2 weeks requiring the front (East) gate to be locked for 7 to 10 days. Please use the North gate.


Bullets for Sunday 7/12/09:

- Sanctuary ceiling work, on the lights and fire sprinklers, isin progress.

- Narthex bathrooms painting was held up. They will be available next Sunday.

- All 100, 300 & 500 building windows haveeither on-site or are being stored at the local dealer.

- 100 building windows arrived on site 7/9 and installation has begun.

- 300 & 500 building windows scheduled for late July or early August.

- Hedges around Fellowship Hall (500 building) were trimmed back by George Harrell and his volunteers in prepartion for the window installation.

-The county Health Department reviewed our plans and decided we did not need a permit from them after all, for the connection of the new fire sprinklers to the city water main.Excavation will begin within the next 2 weeks requiring the front (East) gate to be locked for 7 to 10 days. Please use the North gate.

Bullets for Sunday 7/5/09

- All work in the sanctuary except installation of new carpeting in the isles is expected to be completed by July 12.

- Expect the Narthex bath rooms to be completed (painted) and ready for use by Sunday July 12.

- The new windows for the 100, 300 & 500 buildings are scheduled for delivery July 10th. Installation in all three buildings should be completed in the following week.

- New requirements from the Plantation Fire Inspector - we now must upgrade the preschool and fellowship hall fire reporting systems so that all buildings on the campus report through the new fire control center in the 100 building.

- Still no word from the county health department relative to connection of the new fire sprinklers to the city water main. When we do get the permit, excavation will begin requiring the front (East) gate to be locked for 7 to 10 days. Please use the North gate.


Bullets for Sunday 6/28/09

- Installation of sprinkler pipes above the sanctuary ceiling is progressing. New emergency lighting is in process of being installed. The spot lights in the ceiling at the front of the church are being replaced allowing access from above the ceiling.

- Rest rooms in the Narthex are very close to completion, if not open for use this week surely will be ready next Sunday!

-Early next week the cement pads for the air conditioners feeding the 100 and 300 wing and the sidewalk to the 100 building south entrances will be complete.
- Our permit to connect to the city water main seems to be stuck in the county health department. We are not aware of any reason it should take this long! When we do get the permit, excavation will begin requiring the front (East) gate to be locked for 7 to 10 days. Please use the North gate.

 

Sunday 6/21/09

- Passed the Plumbing Top Out inspection which checks for leaks in the stacks that vent through the roof.  Also passed the electrical rough inspection.
 

- Ready for the narthex ceiling inspection - the lights will now be connected to an occupancy detector which saves energy by turning lights off when no movement is detected - both bathrooms, lounge and cry room will also use this technology.

- Fire sprinkler plumbing in the narthex has been completed - during the next week installation of sprinkler pipes above the sanctuary ceiling will begin.

- The large dumpster in the back is for construction debris, the small dumpster is for church use - we are trying to cut costs by by contracting for only two pickups per week so please do not use without first contacting our facility manager Ray Ellison.

- Still waiting for a permit authorizing the excavation to connect fire sprinklers to the water main.  When this does happen the front (East) gate will be locked for 7 to 10 days. Please use the North gate.

 

Sunday 6/14/09
- Progress is being made in the Narthex bathrooms.  Floor and wall tile have been installed and are ready to grout.  We expect to be able to use these facilities by next Sunday even though ceiling tile might not be finished.
 
- Electrical wiring in the Narthex has been completed.
 
- In the 100 building, we are ready for the plumbing and electrical rough inspections. The telephone and computer networking cable has been installed. Since these items will be hidden by the dry wall, inspections must take place before the walls are completed.
 
- Permitting issues are delaying the start of excavation to connect fire sprinklers to the water main.  When this does happen the front (East) gate will be locked for 7 to 10 days. Please use the North gate.
 
 
Sunday 6/7/09
- The building project  schedule now projects occupancy of the 100 building in August and the 300 building in September.- Wall framing (steel studs) have been erected defining most of the rooms in the 100 building.
 
- Fire sprinkler inspection in the 100 building was scheduled this past Friday.
 
- Excavation to connect fire sprinklers to the water main now expected to begin during the next week.  As mentioned last week this will require the front (East) gate to be locked for 7 to 10 days. Please use the North gate.
Sunday 5/31/09.
- Demolition in the narthex has been completed.   The new construction in the Narthex has begun! 
 
- We passed several inspections in the 100 building. Rebar reinforcement for the new door and window openings and the compaction of the dirt  for the underground plumbing.
 
- This past Friday cement was pumped through-out the 100 building  filling the excavation holes in the floor and completing the new window and door frames.

- Framing and construction of the walls is to begin Monday in the 100 building. 
 
- Please continue to be careful while navigating around the bright orange construction fence.
 
 Within the next week the front  (East) parking lot gate will be locked for 7 to 10 days to allow excavation for connection to the water main. Please use the North gate.
 
 

Sunday 5/24/09.

- Narthex - Ceiling tiles that tested positive for asbestos have been removed along with lighting and toilet fixtures.

- Due to construction the sanctuary continues to be open only for Sunday


- The main Narthex bathrooms are still unavailable.  Please use the handicap restroom in the Narthex or the rest rooms in the 300 wing.

- I f you walk around the outside of the new office area (100 building) you will see new window and door openings cut into the existing walls.

- Presently completing the AC duct work and fire sprinkler installation in the 100 building.

Sunday 5/17/09
 
- Termite treatment of the Sanctuary, 100, & 300 wings has been completed. Plans are being made to also tent the fellowship hall and preschool buildings.
 
- Work in the Narthex starts Monday.  During this construction the Men's and Woman's restrooms will be unavailable. Please use the remaining handicap restroom and the restrooms in the 300 wing.
 
 
- Also starting this week is the modification of the three outside walls of  the 100 wing to accommodate new door and window placements
 
- Within the next week or two we will have to lock the front gate in order to allow connection to the water main.  The North gate will be the only access to the parking ol.

 
Sunday 5/10/09
 
- Initial construction in the 100 building has begun: HVAC duct work, and fire sprinkler line installation.
 
 
- PLEASE do not enter the areas marked off with orange plastic fencing - this is the construction zone.
 
 
- Construction begins in the sanctuary narthex (Lobby) beginning May 18. Access will be restricted, and must be coordinated with our facility manager, Ray Ellison
 
 
- A construction loan with the Florida United Methodist Development Fund has been finalized.
 
- The sanctuary, 100 building and the 300 wing will be tented for termite treatment from Tuesday May 12 through Thursday May 14.

 

 

Sunday 5/3/09

- Construction loan documents signed - expected to be  issued early next week.

 

- Building permits approved by city. Must hold off  filing for notice of commencement until loan documents are processed and filed.

 

- Expect construction in the sanctuary and narthex to begin the week of May 3rd. PLEASE BE PATIENT WITH DISRUPTIONS!

 

- Swarming termites discovered in the 100/300 area; buildings will be fumigated the week of May 12-14.  Thanks to negotiations by Ray Ellison, our facility manager, the cost to the church will be minimal.
 

 

Sunday 4/26

- The Fire Marshall, Chief Building Official and others in the city building department have been extremely helpful this past week working with us to resolve permitting issues.

 

- Informal preview with the Fire Marshall indicate we have answers to the 4/10 comments and that our draft Fire Alarm and Fire Sprinkler Plans will be accepted.

 

- A decision has been made to cancel the permit application for the 500 building in light of the reduced scope of work.

 

 

Sunday 4/19

- Very positive meeting with the Fire Marshall to resolve outstanding Fire Code Issues in the 300 and 100 building.

 

- Plan is now to concentrate on the 100 and 300 building - believe roadblocks to permit are understood and will be resolved this week

 

- Based on escalating costs the 500 building scope of work will have to be adjusted - so far the ADA bathroom has been eliminated

 

- Scheduling volunteers to remove and trim bushes around the 100 building to allow construction changes in the exterior walls.

 

 

Sunday 4/12

- Still negotiating with Fire Marshall to reach compromise as to code requirements  - permit will not be issued until agreement reached

 

 - City will not allow inspections without permit thus other work not related to Fire Code is on hold

 

- First delivery of pipes for overhead sprinkler system has been received

 

- Paperwork for construction loan has been submitted

 

- The Music Library Room was completed by volunteers over 2 months ago - now we have plans to redesign the Bell Choir Instrument Closet

 

 

Sunday 4/5

- Furniture, tile, and carpet selections have been made & presented to contractor for order

 

- City has approved plans for connection to the water main to supply fire sprinklers

 

- Material orders for windows and doors have been released

 

- We have received new requirements from the city regarding fire safety lighting - this will delay issue of permit but still believe July 1 2009 is a valid completion date

 

 

Sunday 4/5

- Seeking to resolve newly required fire and life-safety requirements, after agreeing to previous ones, to complete our permitting and initiate actual construction!

 

- Finalizing construction loan documents with the Florida United Methodist Development Fund, with which we currently have an existing mortgage.

 

- Pending permit approval by month end, construction completion may be as soon as the end of the summer.

 

 

Sunday 3/29

- Contract with our general contractor EXCEL has been signed

 

- Most of the preliminary construction work has been completed

 

- All construction documents have been submitted to the city - permit approval is expected within the next two weeks

 

- Estimated project completion date is July 1, 2009
